What’s Specialist Disability Accommodation (SDA)  

According to the NDIS, Specialist Disability Accommodation (SDA) is a category of housing available for people with extreme functional impairment or very high support needs. Unlike a traditional home, SDA homes have accessible features to help you live more independently while receiving support. This type of accommodation is entirely accessible and includes built-in features to assist you with your everyday living like ceiling hoists and assistive technology. 

 
Depending on your NDIS plan, additional assistance or support may also be available to ensure you have the help you need and that it’s delivered safely and efficiently in your chosen home. 

 

How do I know if I’m eligible?

Firstly, check your NDIS plan to see if you’re eligible for NDIS SDA. If you’re not sure how to read your plan or need assistance accessing it, reach out to us here.

If you think you, or a loved one, may be eligible for SDA, you should apply to the NDIS. Read more about how to apply, here. You will then be assessed to determine whether you’re considered suitable for SDA housing. You must have extreme functional impairment or very high support needs to be eligible. Typically, an extreme functional impairment means you may have difficulties completing everyday personal tasks, experience difficulties taking care of yourself, or have difficulties moving around independently, you can read more about the NDIS SDA criteria here.

What are the SDA guidelines?

Both the NDIS and Aspire Hub take housing seriously, which is why there’s a particular range of SDA guidelines that a home must meet before being approved for housing. Homes are measured under four key categories: improved liveability, robust, fully accessible and high physical support. An SDA assessor will check the home based on the key design guidelines and ensure the home is fit for use before it’s approved.

How do I book inspections for NDIS housing rentals? 

In our listings, you’ll spot a large orange button with “enquire today” under the property details, click this or our vacancy form to book an inspection or for additional info on the property. Be sure to provide us with the address, the level of support you’re after, what type of funding you have in your plan and when you’re looking to move. 

I have a rental home myself, can I rent it out?

You’ll need to reach out to the NDIS first to check that your home meets the SDA guidelines. Providers must be registered with the NDIS Quality and Safeguards Commission and notify the NDIS of a vacant dwelling first. You can find more information on how to enrol your home here.
