What Is NDIS Housing?

The NDIS exists to help people with disabilities live as independently as possible. For some, that means moving into specially designed homes that meet complex needs. Others may need support at home to build everyday life skills.

  • Specialist Disability Accommodation (SDA)

  • Supported Independent Living (SIL)

  • Short- and Medium-Term Accommodation (STA/MTA)

  • Individual Living Options (ILO)

Each type supports a different level of need. Let’s take a closer look.

NDIS Housing Types and Support

Specialist Disability Accommodation (SDA)

SDA supports people with extreme functional impairment or very high support needs. These homes include accessibility features like ceiling hoists, ramps, or home automation. Aspire Hub ensures experienced professionals manage these homes, giving you peace of mind.

Individual Living Options (ILO)

ILO gives you the freedom to choose how and where you live. It’s not a physical home but a support package that lets you decide the type and level of help you receive. While ILO can include support with personal care, daily tasks, and social participation, it doesn’t pay for rent or mortgage costs.

Short- and Medium-Term Accommodation (STA/MTA)

STA and MTA offer temporary housing and support. You might use these options for respite care or while transitioning into a more permanent home. The NDIS typically funds up to 28 days per year, and you can choose when and how to use them.

Supported Independent Living (SIL)

SIL provides day-to-day support in your current or shared NDIS housing. Support workers help with tasks like cleaning, personal care, grocery shopping, and medication management. The goal is to build your confidence and life skills so you can live more independently.

What the NDIS Doesn’t Cover

Although the NDIS supports a wide range of housing services, it does not cover:

  • Public and community housing, which your state or territory government manages.

  • Emergency and crisis accommodation, which is funded through other community or health systems.
