What is Specialist Disability Accommodation?

Navigating the world of Specialist Disability Accommodation (SDA) can be confusing, especially when trying to understand the terminology and eligibility requirements. In this article, we’ll explain what SDA is, how to know if you’re eligible, and how to find a home that suits your needs.

What is Specialist Disability Accommodation?

According to the NDIS, Specialist Disability Accommodation (SDA) refers to housing designed specifically for people with extreme functional impairment or very high support needs.

SDA can look different for everyone—you might live independently or share a home with other NDIS participants. While SDA funding covers the cost of the home itself, it does not cover rent or the support services you may need within the home.

Can my house be considered SDA accommodation?

Not just any home qualifies as SDA. SDA homes must meet high construction standards. The NDIS outlines four key conditions in their SDA Design Standards: improved liveability, robustness, full accessibility, and a high level of physical support.

These standards guide NDIS participants, providers, architects, and builders to ensure homes meet specific needs and preferences.

What are the SDA design standards?

The SDA standards include four categories that ensure housing is both well-built and suitable for participants:

  • Improved liveability: Housing should improve a participant’s quality of life by providing physical access and catering to sensory, intellectual, or cognitive impairments.

  • Robust construction: Homes must be durable and reduce maintenance needs, minimizing risks to both participants and the community.

  • Fully accessible: Housing must accommodate significant physical impairments, with features that make daily living easier.

  • High physical support: Homes should provide a high level of physical access for those with very high support needs.

Am I eligible for SDA? How do I find out?

Eligibility depends on your individual NDIS plan. Check your plan to see if SDA funding is included. If you need help understanding your plan, feel free to contact us.

If SDA isn’t in your plan, you can apply through the NDIS here. Your eligibility will be assessed based on criteria such as high support needs or extreme functional impairment—meaning you might struggle with daily tasks or moving independently.
