Exploring Specialist Disability Accommodation at Aspire Hub
July 31, 2023

If your loved one or client has a complex physical disability, they may be eligible for Specialist Disability Accommodation (SDA) funding through the NDIS. Importantly, SDA offers the flexibility and freedom needed to support a more independent and fulfilling life.
What Is SDA Housing?
SDA is housing funded by the NDIS for individuals with very high support needs or extreme functional impairment. Essentially, it focuses on creating homes that are purpose-built or modified to meet individual accessibility requirements.
Specifically, this funding covers the cost of housing design and modifications — such as widened doorways, accessible bathrooms, and smart technology — to ensure the environment supports your needs. You can choose to live in SDA by yourself or with others, depending on your preferences.
How Does SDA Funding Work?
SDA funding falls under Capital Support – Category 6 in your NDIS plan. To clarify:
-
It covers the cost of home modifications and maintenance
-
However, it does not cover daily support services or rent
Rent is typically offset using your Disability Support Pension (DSP) or other applicable payments. Meanwhile, if you need assistance with daily tasks (like cooking or personal care), this would come from separate Supported Independent Living (SIL) funding.
Key Benefits of SDA
1. Accessible Living, Made Easy
SDA homes are designed to remove physical barriers. For example:
-
Wide doorways and hallways
-
Step-free access and ramps
-
Spacious interiors for mobility aids
Consequently, these features empower you to move freely both within your home and out in the community.
2. Smart Technologies for Independence
Moreover, modern SDA properties often include helpful assistive technologies, such as:
-
Voice-activated lighting and appliances
-
Smart climate control
-
Devices to simplify everyday tasks
As a result, these additions help make life smoother, safer, and more convenient.
3. Social Spaces for Connection
In addition, SDA homes often feature communal areas that encourage interaction and build a sense of community. Whether it’s a shared garden, activity room, or lounge, these spaces offer a chance to connect, make friends, and reduce isolation.
4. Personalised and Comfortable
Furthermore, your space should reflect your personality. Therefore, SDA homes give you the freedom to personalise your living environment — from decorations and lighting to layout choices — so it truly feels like home.
5. Wellbeing Through Inclusive Design
Beyond physical accessibility, SDA properties are carefully designed to support sensory comfort and emotional wellbeing. For instance, calm lighting, thoughtful layouts, and low-stimulation spaces can help promote relaxation, regulate mood, and improve your overall quality of life.
What You Need to Know About SDA Eligibility
To access SDA funding, you must demonstrate to the NDIS that:
-
You require high-level, specialised support
-
Other housing options are not suitable for your needs
Typically, an Occupational Therapist (OT) can conduct an assessment to outline why SDA is necessary. If you don’t yet have funding for this assessment, the first step is to request a plan review to include it in your NDIS plan.
Note: Although SDA only covers the housing structure, daily support services (like SIL) are funded separately but can be delivered in your SDA home.
